What to Expect the Day of the Sheriff Sale

What to Expect the Day of the Sheriff Sale

So it’s the day of the sale. We’ve double checked everything. Now all there is to do is show up. There’s always a slight chance it could be postponed, but not likely. We felt pretty confident given the situation of the foreclosure that no one was going to pay off debt from the estate, so no reason to be postponed or cancelled- right?

How to Root Succulent Plants

How to Root Succulent Plants

When I first got a succulent, I thought they were a plant you couldn’t kill. I heard you hardly had to water them and they just live. Well, needless to say I killed mine in a season. I didn’t realize it didn’t like the shade (small details). Apparently most succulents don’t like full, direct sun- but they do like bright sun indirectly. I learned this the second time around.

Four Reasons to Invest in Real Estate

Four Reasons to Invest in Real Estate

Real estate can be a very lucrative business. It takes a lot of work, but if you’re willing to put the work in you’ll definitely reap the rewards. Prior to meeting Vince, I purchased my first multi-unit while in college. I always wanted to have my own business but I wasn’t sure how to get started. I met with a local entrepreneur and real estate investor who provided some insight on rentals and why this would be a good industry.  It all just kinda clicked from there. So if someone were to ask me why invest in real estate, these would be my top five reasons.

How Does a Sheriff Sale Work?

How Does a Sheriff Sale Work?

So before I get started into the details of a sheriff sale, let’s refer back to a blog post in the summer about reverse mortgages. If you recall, we had placed an offer on a home that had been sitting empty for two years. Our goal was to pay the debt on this property and take ownership before it went into foreclosure. Once foreclosure starts, the bank takes possession of the property. This is the legal process used by the bank to recoup their money. Once the foreclosure process starts, it becomes near impossible to do anything. You are no longer negotiating with the owner, you are dealing directly with the bank.  At this point it is just a waiting game until they decide to post a sale date. Well long story short, this property went into foreclosure. We never heard back from the reverse mortgage company and it is now listed for sheriff’s sale.

Paying Off Debt...FAST

Paying Off Debt...FAST

I’ve always felt I’ve had a pretty good handle on our finances. We put money aside from each pay check and we put additional money towards our debts to get things paid off faster. But between our personal debt and our business debt, it adds up. Not all debt is bad-and all our business debt pays for itself, but its debt nonetheless. Until recently it never really occurred to me that there may be a better way to pay our debts. I started doing some research and found two general methods out there, the debt avalanche (also known as debt stacking) versus the debt snowball.

3 Easy Steps to Get that Perfect Caulk Line

Tired of smearing caulk with your finger and then getting a wet wipe to clean up the mess? We’ve been there. It’s annoying and you don’t always get that nice thin, smooth caulk line that you want. Sometimes you do, but other times you just make a mess.

Remembering 2019 and Welcoming 2020

Remembering 2019 and Welcoming 2020

2019, what a year. Supposed to be a year for us to relax and get back on our feet and recover from 2018. But that never happened. We ended 2018 with getting married, finishing up our three remaining rentals (out of the 6 we did that year) and getting them rented out, then off to Cambodia and Thailand for our honeymoon. Never did we imagine what we were getting into when we got home from our honey moon. We had to evict a tenant due to criminal activity. It was published in the paper so it was pretty clear what was going on. There’s always a first for everything.

Renting vs Buying

Renting vs Buying

There is a lot of speculation around what is better- buying or renting. Depending upon what you read, you could make an argument for either. I personally think a lot of the decision has to do with where you are in your life (single, married, working, family) and the market in which you live. There are many markets where it renting is cheaper, so why buy? Especially if you aren’t ready to settle down in one spot.

Federal Convex Mirror

Federal Convex Mirror

We have had some really neat finds at the properties. Sure there is a lot of junk, but sometimes you’ll find something worth holding onto- such as this federal convex mirror. We had no idea the history behind it when we found it in a garage, it just looked cool so we kept it.

Pain in the Attic

Pain in the Attic

Pain in the attic. And that’s exactly what this project was, a pain in the attic or should I say ass. Vince and I both had experience with home renovation prior to us dating. So once we got engaged and we moved in together, Vince decided he needed a “man attic.” Given our combined background, finishing an attic seemed simple enough — especially since we decided to hire someone to do all the drywall. So basically all we had to do was just finish the room from that point forward. Easy peazy.
